MARKET SUMMARY
The Bay Area housing market is telling four distinct stories this spring. San Mateo County continues to lead the region, with a median home price of $2,625,000 (up 3% year-over-year), 74% of single-family homes selling over asking in March, and an inventory level of just 1.6 months, firmly a sellers market. San Francisco is gaining momentum, with average home values up 2.1% year-over-year to approximately $1.27M and strong sales volume reflecting renewed buyer confidence in the urban core. Santa Clara County is holding steady with competitive dynamics: homes selling at 106.8% of list price, sales up 9.8% year-over-year, and inventory up 10.7% with 862 active listings as of early April. Marin County is the one outlier, with a median price of $1.84M, up 3% year-over-year, though homes are sitting slightly longer and mortgage rates hovering around 6.23% are keeping some buyers cautious .
