There is something about September on the Peninsula. The light softens, the mornings turn crisp, and even here, where the seasons are gentle, you can feel a shift in the air. It has always struck me as a fitting time to think about change, the kind that is chosen rather than forced.
Over more than 35 years in this business, I have come to see that rightsizing is rarely about the square footage. For many of my clients, that decision takes shape slowly, over kitchen table conversations with grown children, quiet mornings weighing what a home has meant against what it now asks of them.

MARKET SUMMARY
San Francisco continues to make headlines. The median single-family home price reached a new high of $2,128,000 in June, up nearly 25 percent from a year ago, with just over a month of inventory and 44 homes closing at least $1 million over asking. Sellers, the market is squarely in your favor.
San Mateo County is holding its own strength too. The median single-family home price climbed to $2,150,000, up 7.5 percent year over year, with homes selling in just 22 days and sellers commanding roughly 104 percent of asking price.
Marin County remains composed. The average sale-to-list price ratio held near 102 percent this summer, meaning well-priced homes are still selling right at or just above asking. Single-family homes are moving briskly, but condos have taken noticeably longer to sell this summer, a sign buyer enthusiasm has cooled more on that side.
Santa Clara tells a different story. Median single-family prices eased 9 percent from last June to $1,910,000, and condos softened further, down 12 percent, as Bay Area tech layoffs (58,000 jobs cut so far this year) added inventory and eased some of the urgency for buyers.
The short version: San Francisco and San Mateo remain firmly sellers markets with prices at or near record highs. Marin stays steady and balanced. Santa Clara is giving buyers genuine breathing room for the first time in a while, particularly on condos.
