Dear Menlo Park City Council:
Rent control of any kind adversely affects those it hopes to help, whether it mandates relocation fees, caps rental increases, or
extends notice requirements. It results in fewer rental properties, causes landlords to charge the highest prices they can for
vacant properties, and negatively affects both renters and property owners.
The best way to mitigate ever-rising rents is to allow more units per property by down-grading requirements for R-3 lots that
currently exist in Menlo Park (downgrade the lot square-footage requirements, allow second stories, increase lot coverage
percentages). There are strict requirements for granny-units that can be downgraded as well without negatively impacting
neighborhoods.
