Hi Corinna - Thanks. This helps. The CCR was drafted from a Template copy provided by one of the City staffer to draft this CCR. I am not sure if it was Rambod in the last years- 2019 or 2020 or someone else. Anyway, It seems that the City continues to update its requirements and with passage of time built in for various reviews, and hence time delays, I have to continue to update the reports, drawings, engineering work etc. at a cost of Thousands of dollars. I have been working with City staff for over 10 years now ( my first meeting with Tom Rogers was in 2008 for this project ) and have been advised to delay any submissions initially as new ECR corridor rules were being made and later for changes after changes.

I have not received any CCR language document from Cara Silver as of now. Please send ASAP. We will redo this document also.

Please clarify if I still have "dog Patch '' requirement as it is not part of the current plans.

Some of the language in the submitted CC&Rs looks like it was pulled from a previous project, for example, it references a dog park. I also noticed some of the language on parking is very broad and contradicts condition of approval 6(c), which requires the garage gates to be open during specific hours, as well as the approved plans, which do not include stacked parking or tandem parking. Since the CC&Rs will need to be redone and currently include elements not applicable to this project, we haven’t reviewed the submitted version comprehensively. I believe Cara Silver (cc’d) can provide you with our standard language, if she hasn’t already.
