MARKET SUMMARY
Here is your quick Bay Area check-in for June 2026. San Francisco is the headline: the median house price just hit a new all-time high of $2.15M, up 18% year over year, fueled by AI and tech-driven demand, with bidding wars on tight inventory and even the long-struggling condo market showing signs of life.
Marin County is calm and stable - the median sits around $1.4M, essentially flat year over year, with well-priced homes still moving quickly.
San Mateo County tells two stories: single-family homes are the most expensive of any county in California at a $2.18M median, while condos have slipped roughly 7% from last year, opening a window for buyers who have been waiting.
Santa Clara follows the same split - single-family homes are selling in 11 days at 104% of list price, while condo inventory just hit its highest May level in years, giving buyers more selection and more negotiating room.
The short version: houses are holding strong across all four counties, but condos are quietly giving buyers an opportunity they have not had in a while.
