I will save you time, money and trouble:
Free Feasibility Study:
The 3 developers proposals for Parking Plazas 1,2&3 are unacceptable ( NOT Feasible) based on these flaws:
1) All 3 require money, and or Waivers of fees, and one wants to use non union " "Cheap laborers".
All 3 proposals cost the city tax payers between $10 million and $40+ million.
2) Menlo Park is in a Financial Deficit ( Multiple $ Millions shortfall ) and cannot afford this project.
Minor point: One of the developers is NOT providing "in unit" washers and dryers. They plan to have a communal laundry room.
That alone should disqualify them.
Most importantly:
Menlo Park has satisfied The Required number of State Mandated housing units WITHOUT the need to develop the Parking Plazas.

Conclusion: All 3 developers proposals are NOT FEASIBLE.
