Dear Members of the Menlo Park City Council,
I am writing to express my strong opposition to the proposed high-density
development at 80 Willow Road (the former Sunset Magazine site). While I
recognize the region’s complex housing needs, the scale and intensity of
this project present severe infrastructure, environmental, and design
challenges that cannot be mitigated in its current form.
My primary concerns focus on four key areas:

*Traffic & Infrastructure Deficits:* The Willow Road corridor is already
operating beyond capacity during peak hours, creating severe congestion
between Middlefield Road and U.S. 101. Adding significant density to this
bottleneck without prior, comprehensive arterial infrastructure
improvements will paralyze local access for nearby residents and severely
delay emergency response times.

*Ecological Risks to San Francisquito Creek:* The site directly abuts
San Francisquito Creek—a sensitive riparian corridor that supports a
threatened run of wild Central California Coast steelhead and presents
documented flood risks to both San Mateo and Santa Clara counties.
Developing high-intensity structures immediately adjacent to the creek
increases runoff, disrupts delicate ecosystem dynamics, and heightens flood
exposure for downstream neighborhoods in both Menlo Park and Palo Alto.

*Massing and Visual Impact:* The visual bulk and height of the proposed
towers are completely out of scale with the surrounding neighborhood.
Replacing a low-slung, historically low-impact campus with high-rise
structures fundamentally damages the visual character, light access, and
residential feel of the adjacent community.

*Proportionality and Planning Integrity:* Good urban planning requires
balancing density with civic infrastructure, environmental preservation,
and neighborhood context. Approving a project of this magnitude on a
constrained creek-side parcel without addressing core capacity limits sets
a troubling precedent for responsible development in Menlo Park.
I strongly urge the City Council to reject the current proposal for 80
Willow Road and require any future redevelopment on this site to adhere
strictly to realistic scale, rigorous environmental protections, and
genuine traffic mitigation standards.
