Every paragraph of this article, written by a Menlo Park resident, is a valid condemnation of the citys plan to allow a private developer to build a multi-story Parking Ramp and Three separate 9 story apartment buildings on our downtown parking plazas, cramped in behind the unattractive overflowing dumpsters, at the back end of the downtown stores!
As a real estate attorney and a property owner of over 300 apartment units and over 100,000 sq ft of office and retail space, and the former vice president of the property management division of the largest real estate company in the state of Minnesota:
I predict that All 3 developers plan, IF they are built, will be:
1) Financially NOT feasible
2) Destined for "marketability failure"
3) Will cause irreparable damage to the businesses in downtown Menlo Park.
(I have itemized the reasons for my prediction in numerous emails to you, which you have not responded to).
IF a client asked me:
"Should I invest in one of these 3 developers plans?
I would Answer NO !
I am giving YOU, and the city, the same advice: NO!
Betsy, Drew and council members Taylor, Wise and Schmidt,
The Feasibility Study Experts, that YOU paid for, are warning you: "NOT Financially Feasible!"
My 40+ years, as an expert in the industry, is warning: "NOT Feasible!".
The only entities that you are erroneously listening to, are the ones that will not suffer from this flawed plan: "Housing is a Priority" advocates (some are outside of Menlo Park) and the 3 Developers, who are biased. (understandably).
Actually, you should be listening to the "Priority" that you adopted recently, based on public feedback:
"DOWNTOWN VITALITY" is your priority!
It is the citys priority!
135+ Businesses signed a petition OPPOSED to the plan you are pushing.
Downtown Vitality is THEIR PRIORITY.
Your fiduciary duty:
You need to acknowledge ALL the RED LIGHT FlASHING WARNINGS SIGNS "against the plan" to disrupt Downtown Menlo Park, AND abandon the plan and get bids on the many better locations that are available.
Also, remember to bring the written answers to my many questions, which I sent to you previously.
