Dear City Council,
Alternative A is the best path forward for Menlo Park. I feel the mandatory lease offering policy provides sufficient stability
for tenants and landlords, and any need for relocation assistance should be focused on those truly in need. This means adopting
the lower AMI threshold, exempting single family homes, and including triggers that focus on a true change of use or removal from
the market. When units are lost everyone is worse off and that is why building more housing is the only true solution to our
crisis.
Adopting Alternative B would simply increase the costs, and risks, of providing housing and incentivize landlords from exiting the
rental market. We’ve seen that happen in Mountain View already, and the inclusion of single family homes is something that has
always been exempt from rent control ordinances for legal reasons. Attempting to apply just cause eviction and rent caps on these
units will only harm Menlo Park tenants and housing providers.
As a local REALTOR® and housing provider, I am committed to supporting solutions that actually work for tenants and provide more
housing for all. I urge you to support Alternative A, and reject any attempts to impose the costs of rent control on mom and pop
landlords and homeowners in Menlo Park.
