Tonight's Relocation Ordinance

Dear Fellow MP residents/neighbors/friends of our City Council,



As tonight you come across an important topic of Tenant Relocation Ordinance I wanted to share my thoughts.



I support Alternative A moving forward for Menlo Park. I feel the mandatory lease offering policy provides sufficient stability
for tenants and landlords, and any need for relocation assistance should be focused on those truly in need. This means adopting
the lower AMI threshold, exempting single family homes, and including triggers that focus on a true change of use or removal from
the market.I agree that there is benefit of using an ordinance from a neighboring community to provide uniformity for landlords
and to potentially collaborate on administration and leverage an existing outreach process. I align with East Palo Alto’s
assistance outreach programs. Truly our biggest concern, and the concern that Pro Tem Mayor Taylor and Councilwoman Nash bring up
is our Belle Haven families, who may not benefit from only be offered monetary relocation assistance as they are unable to
navigate the system or have the resources to help them find alternative housing. Setting up a relocation service assistance
program to offer support to those who are affected by relocation shows that our city truly shows compassion along with solutions.



Adopting Alternative B would simply increase the costs, and risks, of providing housing and incentivize landlords from exiting the
rental market. We’ve seen that happen in Mountain View already, and the inclusion of single family homes is something that has
always been exempt from rent control ordinances for legal reasons. Attempting to apply just cause eviction and rent caps on these
units will only harm Menlo Park tenants and housing providers.



As a local REALTOR® and housing provider, I am committed to supporting solutions that actually work for tenants and provide more
housing for all. I urge you to support Alternative A, and reject any attempts to impose the costs of rent control on mom and pop
landlords and homeowners in Menlo Park. Many landlords also require rents to stay current with the market and the high cost of
living in this area as they too may have hardships in affordability to move to their next homes- such as high cost of assisted
living, which brings up another issue.
